Terms and Conditions
These terms govern your use of casadospedros.com and the submission of a booking request through it. By using the site or sending a request, you accept them.

Casa dos Pedros is registered as Alojamento Local (local accommodation) under Portuguese law.
2. The most important thing on this page
A booking request is not a booking.
The form on the Book now page sends us an email. It does not check a calendar, it does not hold dates, and it does not reserve anything. When you submit it:
- Nothing is reserved and no dates are blocked for you.
- You are not charged anything and you owe us nothing.
- We are not obliged to accept your request.
In legal terms, your request is an invitation for us to make an offer, not a contract. Any automatic message confirming that your request arrived confirms only that — that it arrived.
A booking exists only when we send you a written confirmation by email that expressly states the dates, the number of guests, the total price, and the payment terms, and you accept it. Until that email exists, you should not book flights or make other non-refundable arrangements on the assumption that the house is yours.
3. How the request process works
- You submit the form with your dates, number of guests, and contact details.
- We check availability and reply, normally within 48 hours. This is a target, not a guarantee — in high season or during travel it can take longer.
- If the dates are available, we send you a quote with the price and the payment and cancellation terms.
- If you accept and the payment terms are met, we send a written confirmation. At that point the booking is made.
Availability and prices shown or discussed before confirmation are indicative and can change without notice, including because someone else booked the same dates first. Dates are not held on a first-come basis while we reply.
4. No payment through this website
This website has no checkout, no payment gateway, and no card fields. We will never ask you for card numbers, CVV codes, or banking passwords through the form, by email, or by WhatsApp.
If you receive a message that appears to come from us asking for card details, treat it as fraudulent and contact us at [email protected] to verify before acting on it.
Payment arrangements, if a booking is confirmed, are set out in the confirmation email and handled outside this website.
5. Your responsibilities when submitting a request
You confirm that:
- You are at least 18 years old and legally able to enter into a contract.
- The information you provide is true and accurate, in particular the number of guests and the dates.
- You are submitting the request for yourself or on behalf of the group staying, and you are authorised to give us their details.
- You will not use the form for spam, advertising, or any unlawful purpose.
We may decline or ignore requests that are incomplete, abusive, evidently automated, or where the stated number of guests exceeds the capacity of the house.
6. The property
Casa dos Pedros is a three-bedroom, three-bathroom holiday house with a full kitchen and a rooftop terrace, in São Roque, São Miguel, Azores.
- Check-in: from 3:00 PM. You must tell us your arrival time in advance.
- Check-out: until 11:00 AM.
Rules on maximum occupancy, pets, events, smoking, noise, and damage deposits are communicated with the booking confirmation and form part of the accommodation contract. Portuguese law requires us to collect identification data from guests at check-in and, for foreign nationals, to report the stay to the immigration authorities.
7. Cancellation, changes, and consumer rights
Cancellation and modification terms are those stated in your booking confirmation. Read them before you pay.
Please note that under Portuguese and EU consumer law, contracts for accommodation services provided on a specific date or for a specific period are excluded from the 14-day right of withdrawal that applies to most distance contracts (Article 17(1)(l) of Decree-Law 24/2014, implementing Directive 2011/83/EU). Your ability to cancel is therefore governed by the cancellation policy in your confirmation, not by a general cooling-off right.
If you booked through Booking.com or Airbnb instead of directly with us, that platform’s terms and cancellation policy apply, not these.
8. Website content
We take care to keep descriptions, photographs, and information about the house accurate and current. Even so, photographs are illustrative, and small differences between images and the property as it is on the day of your stay do not amount to a breach of contract. Third-party information on the site — beach distances, local services, travel times — is given in good faith and for guidance only.
We do not guarantee that the site will be available without interruption or free of errors.
9. Intellectual property
All content on this site — text, photographs, logos, and design — belongs to Casa dos Pedros or its licensors, and is protected by copyright. You may view and print pages for your personal use. You may not reproduce, republish, or use the content commercially without our written permission.
10. Liability
We are liable for damage caused by our own failure to perform the accommodation contract, to the extent provided by Portuguese law. Nothing in these terms limits liability for death, personal injury, fraud, or gross negligence, or any liability that cannot be excluded by law.
We are not liable for:
- Loss you suffer because you made non-refundable travel arrangements before receiving a written booking confirmation.
- Failures of third-party platforms, payment providers, or email delivery outside our control.
- Events beyond our reasonable control, including severe weather, seismic or volcanic activity, cancelled flights or ferries, strikes, and interruptions to power or water supply. Given the location, weather and transport disruption in the Azores is a real possibility and travel insurance is strongly recommended.
11. Complaints and dispute resolution
If something goes wrong, contact us first at [email protected]. We aim to resolve complaints directly.

Alternative dispute resolution (RAL) Under Law 144/2015, consumers may refer a dispute to an alternative dispute resolution body. For consumers in the Azores, the competent body is:

13. Changes to these terms
We may update these terms. The version that applies to your booking is the one published when you submitted your request. Changes do not affect bookings already confirmed.
14. Governing law
These terms are governed by Portuguese law. Disputes are subject to the Portuguese courts, without prejudice to any consumer’s right to bring proceedings in the courts of their own country of residence under applicable EU rules, and without prejudice to the dispute resolution options in section 11.
